Attic air sealing in Lubbock TX - gaps closed before the insulation goes in

Upstairs rooms that run hot or drafty usually trace back to attic leaks. We seal them so the insulation you add can do its job.

What does attic air sealing do, and is my attic ready for it?

Attic air sealing in Lubbock, TX closes the gaps between your living space and the attic, around wiring holes, plumbing holes, can lights and the attic hatch, so the air you pay to heat and cool stays in your rooms instead of slipping upstairs.

Most people call because a room upstairs never feels right, the room over the garage runs hot, or the power bill keeps climbing even though there's insulation up there. Usually the insulation isn't the whole problem, because air moves straight through the gaps underneath it, so sealing those gaps is the groundwork that lets any insulation you add actually slow the heat.

The price moves with how many leaks we find, how hard they are to reach behind kneewalls or in soffits, and how much has to be moved or lifted first, like stored boxes or attic flooring. The schedule mostly turns on what has to happen before we start, such as a roof leak or old wiring getting fixed, and on whether any part of the job needs a city permit. I'll put your own figure in a written estimate once I've seen the attic.

What happens when you call about attic air sealing?

I'd rather you understand the job before you agree to anything, so the first visit is mostly looking and talking, and I'm happy to answer the same question twice.

I come out and look at the attic myself

I started out hauling hose and bags through attics around Lubbock, and I've run this business since 2021. I go up, look at the hatch, the can lights and the attic floor, and talk through what I find with you right there.

A written estimate you can read at home

After the visit I send a written estimate, so you can look it over and ask me anything before you book. Nothing goes on the calendar until you tell me you're ready.

Our own crew seals it, and I walk it with you

Our own crew does the work, and we're licensed and insured. When it's done I walk the attic with you, so you can see what got sealed before anything covers it.

How we handle attic air sealing

A leaking roof, old wiring or a lot of stored boxes can hold this job up, so after the estimate I give you a short list of what to handle first. Once that's sorted, our crew opens up the attic floor, finds the leaks and seals them, with silicone or acrylic latex caulk on small holes and expanding spray foam in the larger gaps. The one spot foam never goes is the gap between the furnace flue and its metal flashing, which takes a special high-temperature caulk because foam doesn't belong against a hot flue.

Sealing is the groundwork, and most attics need insulation after it, which is where retrofit insulation comes in for houses that already have some up there. If your ductwork runs through the attic, spray foam insulation can be worth its higher cost because it seals air while it insulates, but when the ducts aren't up there, sealing the gaps and topping up blown-in fill usually wins.

  • Holes where wiring and plumbing pass into the attic, sealed
  • Gaps around can lights and the attic hatch, closed
  • Leaks behind kneewalls, in dropped soffits and in duct chases, found and sealed
  • The furnace flue gap sealed with high-temperature caulk, not foam
  • Eave vents left clear so the attic can still breathe

How an attic air sealing day goes

Most of the work is getting to the attic floor, so the steps run in this order.

  1. Clear out what's stored up there

Boxes and bins usually sit right on top of the leaks, so they have to come out of the way. When there's a lot up there, we work out together where it all goes while we're working, and I'll tell you which areas need to be open.

  2. Lift any attic flooring

Plywood or boards over the joists come up before sealing, because the gaps are underneath them. If that flooring is helping hold the structure, it gets support another way before it comes out.

  3. Seal out to the edges

We work across the whole floor, out to the eaves where the work usually gets skipped, because a leak at the edge lets air through just as easily as one in the middle. Then we go back over the hatch and the can lights before calling it done.

  4. Set up the insulation next

With the sealing finished, the attic is ready for insulation whenever you are. I'll check how many inches are already up there so we know what the next job really needs.

Questions people ask about attic air sealing

Should I seal my attic before adding insulation in Lubbock?

Yes, seal first, and ENERGY STAR recommends adding attic insulation after the air sealing is done. Once new insulation is down, the gaps in the attic floor are buried and much harder to reach, so we do the sealing first and you book the insulation as the next step.

Is attic air sealing safe in a house with gas appliances?

It can be, as long as the venting gets checked, because sealing can sometimes push combustion gases back into the house. ENERGY STAR suggests that homeowners with gas or oil appliances consider hiring a Home Performance Contractor to test the venting before and after the sealing. Tell me about your furnace, water heater or gas fireplace at the estimate so we plan around it.

What could hold up my attic air sealing job?

The Department of Energy's guide puts sealing on hold while an attic has active knob and tube wiring, the old wiring strung on porcelain knobs, or vermiculite insulation, or while bathroom fans vent into the attic. A leaking roof or an unvented kerosene heater or gas fireplace holds the job too, and handling those first can add work, so I'd rather point them out at the estimate than seal over a problem.

Does Lubbock require a permit for attic air sealing?

Lubbock requires a permit for any structural, electrical, plumbing or mechanical change, and its list names work like windows, walls and duct work, not air sealing, so a job that also changes duct work is one to plan a permit for. When a job needs a permit, we get it from the city and take care of the paperwork, and if we aren't sure, we call the city's Building Safety Department and ask before we start. You can call them too, Monday through Friday, and ask for a Residential Plans Examiner.

Sealing attics in Lubbock and the cities around it

Around Lubbock, most of our attic calls come from homes with an upstairs that won't stay comfortable or an attic that's been used for storage for years, and older houses often have plenty of can lights and a hatch with nothing sealing it. The city also lists an international energy code among its ordinances, which is part of why we check with the city whenever a job goes past sealing.

We're based in Lubbock and do the same attic work in the cities around it, including Wolfforth, Slaton, Levelland, Plainview, Littlefield and Brownfield. The leaks tend to sit in the same places from house to house, so the order of work stays the same wherever you are.
